This is only a suggestion of a future program project for your consideration in which mailyoulike can be used.




Realtor/Real Estate/Estate Agents Listing Program




The selling and buying of
houses is big business nowadays both locally and on a global
basis.  With the internet, it is now quite a simple matter to view
houses for sale around the world and arrange viewings, usually through
an agent.



With the up and coming fashion of selling online, comes the fact that
many house sellers want the ability to sale their homes privately,
without incurring the agents percentage costs, which is considerable
compared with simply advertising with an internet listings only website.



There are many types of Real Estate (called Estate Agents in my
country) software programs available on the internet, but few are
simply listing programs where the house seller can advertise their
property privately and arrange viewing directly with the potential
buyer.



My idea would be for a property listing program with the seller having
their own emailing address using their advertised property reference as
their UserID.  (example: 98765@propertyforsale.com).  This
would mean that potential buyers would be able to email the seller from
a window within the sellers advertisement to discuss questions about
the property and to arrange viewings on a personal basis.



The listing program needs to be very comprehensive and include:



For Sellers/Admin





  • Free members login with hidden profile for admin use only.

  • Comprehensive listing headings and sub-headings.

  • Sellers ability to list their property and to make payment once the advertisement has been approved.
  • Ability for site administrator to add sellers advertisements from those sellers without internet connections.

  • Ability for site administrator to have the email
    addresses of sellers without the internet connects directed to the
    admin panel so that admin can contact the seller by other means and
    reply to the questioner.

  • Unlimited pictures in individual
    advertisements.  Several main pictures can be shown in the
    advertisement with the ability to view the hidden pictures.

  • The ability to view these pictures using a picture viewing facility which can be paused/stopped and printed from.
  • Ability for brochures of the advertisement to be
    printed off by or for the seller to use at other locations like shops
    and notice boards.

  • Virtual 360 degree views (popular nowadays)

  • Ability to include a map of the area in which the property is situated.  This can be done by linking to a map website.

  • Ability to produce and include a floor plan
  • Ability to include descriptions of local facilities ie schools and bus routes etc. to individual advertisements.






For Buyers





  • Simple search facility for visitors to view the properties without any functions being available.

  • Free Buyers membership login with hidden profile for admin use only and where all functions will be available.

  • Ability to email the seller direct.

  • A comphensive house search criteria.
  • Ability to print off a description of the advertisement
  • Ability to join a mailing list of types of properties they have  shown an interest in when using the seach criteria.
  • Ability to list favourite properties.

  • Ability to email the advertisment to a Friend.




There are probably many other functions which could be included, but for now I will leave the list at that.




The program could also include listings of Homes or
Flats to Rent, Land for Sale and as an advertsing base for those
looking for a companion to rent or share accommodation. The respective
templates would have to be thought out - Seller - For Rent - Flatmate
Wanted etc, but it should be a comprehensive listing program when
finished.



I hope that this topic will inspire other members to view their
thoughts on this and other uses for Mailyoulike and I hope that this
project may be considered for future developement because I think it
would be a worthwhile program to add to you software list.

Your Idea is good !
But I can only Start If More users request this !  as if you are the only one intrested Then i will only do it for you at fix cost But we must wait and see what other members say ?

Whilst I can see your point of view of not developing a program unless
there is a greater call for such a program, my thinking comes from a
different stand point.



My suggestion comes from having used Real Estate demos and reading
their individual specifications.  I can say, with hand on my
heart, that the many programs I have look at todate either,
individually contain some or most of my listed functions, but certainly
not all.  Therefore as far as I am concerned there is a niche in
the Real Estate software market for a Listings program with the
attributes you can bring to it with your email program as the base
start point.



Whilst software for Real Estate Agents is already advertised on the
internet for the potential user/buyer to find, it all appears geared
towards an Agent selling on behalf of the seller.  Generally the
seller enters into a contract with the agent whereby the agent
advertises the house for sale for a commission percentage of its value
and the seller cannot adviertise eslewhere.  There is also
generally a time limit to the contract and if the house is not sold
within that time limit then the seller may still have to incur the
costs of the advertising by the agent.  This is not the situation
in all cases, but it does happen.



Both sellers and buyers are becoming extremely savy nowadays about the
ins and outs of house buying and selling.  There are even programs
on TV that show the seller how to prepare the house for sale and for
buyers, what potential to look for in a house.  All in all, times
are changing and house sellers are looking for alternative ways to cut
costs and save money.  One way they can do this is by doing their
own advertising and arrangement of viewings. Which brings me back to my
suggestion of a Listings program with sellers email and where the
seller only has to pay for his/her advertisement which remains active
until sold.



The reason I made the suggestion of a Real Estate Listing program as a
possibility for future developement was because of my interest in
operating such a website at a later date.... so I have a self interest
here .  And also because I could
not find the exact software I was looking for to cover the particular
niche in the house selling market that I would be aiming at.  But
I also feel that the addition of such a program would compliment your
current software list by adding yet another program which helps people
to fulfil their needs and by this, I mean the selling public
